Nightingale Lodge Refurbishment

This property was a derelict house that was purchased by an investor many years prior, was part of an investment portfolio and not been utilised. Sarah carried out an options appraisal of the building and came up with the concept of refurbishing the guest house and re-branding it in the market place as a boutique hotel. A local market demand and competitor analysis was conducted and approved by the investor. Planning permissions for change of use were obtained and a licence to sell alcohol sought. The procurement process commenced and contractors appointed to carry out a full refurbishment contract to convert the hotel in the sum of £500k. All aspects of health and safety inspections were carried out such as fire risk assessments. The property was interior designed by Sarah. She then went on to market the business using a range of methods such as developing a website, business cards, marketing postcards, linking in with local business such as restaurants and spa’s to offer package deals, and booking agent commission deals. 3* rating was achieved by the tourist board.

The business performed well in its first year of operation and turned a revenue income of £198k and an operating profit of £85k 17% ROI.
